• * BASEMENT: Basement will include a concrete slab, concrete block walls with exterior drainage and gravel between the blocks and soil as needed. A special waterproofing paint will be applied as a sealer to both the interior and exterior of the basement walls. There will also be wood stairs with handrails from living room to basement. A 36" insulated exterior door is included. A garage door is optional.
• BASEMENT UPGRADED AS LIVING AREA: With this upgrade option the basement will be completely finished as part of the living space of the house. It could be used as a game room, TV room, billiard room, home office, spare bedroom, an extra den or additional living space for any use that you have in mind. This basement upgrade option includes a storage closet under the staircase, wall to wall Berber carpeting and additional insulation on the exterior walls. The interior walls and ceiling of the basement will be covered with drywall, completely finished and painted. Tongue and groove wood will be used to build the chases (soffit) to conceal the overhead heating and AC ducts and plumbing pipes. The tongue and groove wood used to build these chases, the same wood used in the upstairs of the cabin, will have the appearance of wooden beams, creating a continuous flow of the natural, real wood design of the cabin from the upstairs down to the finished basement living area. Additionally, the base boards and crown moldings used in the finished basement upgrade option will be the same type of moldings used throughout the upstairs portion of the cabins, further enhancing the overall integrated design flow of the home. TV and telephone outlets, in addition to all necessary electrical outlets required by code, will also be included in this fully finished basement upgrade option to your Simple Life Cabin.
• BASEMENT BATH: 5'-0" X 8'-0" bathroom will have 2" X 4" walls spaced at 16" on center and ½" drywall inside and outside of bathroom walls. Vinyl flooring, a one piece three wall fiberglass tub, toilet, and a 30" vanity with a one piece sink top are included. Delta or similar quality faucets will be installed in the tub/shower and sink.
• * GARAGE: This two car 24'-0" X 24'-0" garage has a double insulated garage door, manually operated, and a 36" insulated exterior door. A Remote Control and Motor is available.
• GARAGE, INTERIOR FINISH: This option includes finishing the ceiling with R-30 blown insulation and drywall. All the walls will have R-13 batt insulation and drywall as well. The finish touch to this garage interior will be paint, baseboards, and a convenient attic access.
• GARAGE DOOR: There is a choice of either a one or two car garage door for the Basement or for the Garage. A Remote Control and Motor is also available.
• *ADDITIONAL DRIVEWAY: This additional driveway will be a minimum of 9'-0" wide gravel surface over well compacted sub-base. It will be a minimum of 800 sq.ft.
• WOOD DECK: Individual concrete foundation pillars will be installed underneath each 6" X 6" pressure treated support column of the deck structure. The entire deck floor system will be framed with pressure treated 2" X 6" wood beams (minimum size). The surface of the deck will be 1" X 6" pressure treated wood decking. Pressure treated wood railings around the perimeter of the deck will be connected to the support posts of the covered porches. Pressure treated steps with railings will be installed as needed.
• D-LOG SIDING: D-Log is the type of profile of the wood siding. The flat, backside of the siding will be installed to the exterior walls of the Cabin. The outside of the siding, visible from the exterior, has the "D" shape profile. Which resembles authentic traditional log cabins built in this area as far back as the 1700s?
• EXTERIOR STAIN: The up-grade exterior stain requires a three steps process: The first and second steps are two coats of a specially formulated, translucent, satin exterior base coat for wood surfaces, with an oil-alkyd resin combination and ultraviolet screening pigments. The third and final step is a translucent satin finishing topcoat with proprietary resins that incorporate UV absorbers for ultraviolet screening as well as absorption pigments which provide a protective coating and natural finish for exterior wood. This extremely durable, exterior, three step finishing product, manufactured by Sikkens is called CETROL 1 (first two coats) and CETROL 23 PLUS (the third and final coat).
• WINDOWS: All cabins will have double insulated, energy efficient, windows and doors. Additional windows of the same type and quality fully installed are available as up-grades.
• **CHIMNEY: The chimney enclosure will be constructed of 2" X 4" framing and lined with ½" CDX plywood or similar material. R-13 batt insulation will be installed between the interior lining of the chimney and the exterior wood siding that matches the exterior of the cabin. All clearances for piping will meet or exceed manufacturer's specifications. This chimney can also be used with gas fireplace, gas heater or wood burning stoves.
• FIREPLACE: There will be two types of fireplaces available for selection, **Wood Burning or Gas. The size of the fireplace (for either wood or gas) will vary according to the volume required to heat the model of Cabin. The manufacturer's required piping system is also included. Please Note: The wood burning fireplace will require a chimney.
• FIREPLACE PRE-FAB FACING AND MANTEL: This pre-fabricated wood fireplace facing and mantel will bring a simple yet beautiful look to any fireplace.
• FIREPLACE STONE FACING, HEARTH: Stone surround will elegantly finish the front of the fireplace up to the wood mantel. The hearth will also have the same stone finish.
• INTERIOR HAND MADE RAILING and MANTEL WITH ROPE DETAIL FINISH: The interior railings and mantel are made from natural wood logs freshly cut from the site. Each piece is hand made, cut and carved to achieve a rustic and unique look in every cabin.
• WOOD BURNING OR GAS STOVE: The stove will have the appropriate (BTU) heating capability to heat the Cabin. The size of the stove may vary, depending on the model and size of the Cabin. All stoves, either wood burning or gas will be installed by professional technicians using required stove piping that meets or exceeds manufacturer's specifications. A stone covered slab under the stove is included for flooring protection.
• SECOND FLOOR EXTRA BEDROOM: This extra bedroom option is only available for the Cardinal model. The extra bedroom will increase the flexibility and usage of the floor plan of this beautiful model.
• LOFT: The Hummingbird is the only model with an optional Loft. Adding a loft to this model will increase the volume and create a spectacular height of the ceiling in the entire house. The exterior look will also change by the beautiful high pitch of the roof.
• HARDWOOD FLOORING: The cabins all come with Berber carpet in the bedrooms, loft, and stairs. An up-grade of hardwood flooring can be requested for these rooms.
• SPIRAL STAIRS: The Hummingbird and the Cardinal are the only models with optional Spiral Stairs.
• KITCHEN CABINETS AND COUNTERTOPS: The up-grade for the kitchen cabinets will be either solid Oak wood or solid Poplar wood. The spectacular look of Granite is also available for the kitchen countertops.
• STAINLESS STEEL KITCHEN APPLIANCES: This stainless steel up-grade package includes the refrigerator, stove, microwave, and dishwasher.
• BATHROOM VANITY AND TOPS: The up-grade for the bathroom vanity will be either solid Oak wood or solid Poplar wood. Granite is also available with under-mount sink installation.
